Frequently asked questions

Common questions about Urban Elements home services, projects, service area, pricing, and how we work.

We work on single-family houses only. We do not service condominiums, townhomes, apartments, or commercial properties. This focus lets us go deep on what matters most to homeowners.

We specialize in specialty builds and light remodels for homeowners, including custom saunas, ADUs and DADUs, tiny houses, detached studios, outdoor structures, and interior updates โ€” plus ongoing home services like handyman repairs, smart home setup, carpentry and cabinets, plumbing and electrical coordination, patios and decks, fences, home staging and design, vacation home care, and property management. If a project is not a fit due to scale or scope, we'll tell you upfront and, when possible, suggest the type of contractor you may need.

We primarily serve Eastside cities and nearby Seattle neighborhoods within about 20 miles of central Kirkland. This includes Kirkland, Bellevue, Redmond, Bothell, Mercer Island, Issaquah, Woodinville, Kenmore, Shoreline, Medina, and Clyde Hill โ€” and Seattle areas such as Ballard, Queen Anne, Capitol Hill, Madison Park, Fremont, Green Lake, Wallingford, and Magnolia. Not sure you're in range? Ask and we'll let you know.

Our standard rate is $150 per hour with a two-hour minimum for house calls, plus materials and tax. Larger projects โ€” including saunas, tiny houses, and outdoor builds โ€” may be quoted as a fixed estimate. Additional work not included in the estimate is billed at our standard hourly rate.

Yes. For most projects we can provide an estimate once we review your list and photos, or visit the site. Larger projects like saunas, tiny houses, and ADUs are typically estimated as a defined scope. The best way to start is with a home walkthrough so we can see the full picture.

A home walkthrough is our entry-point consult. We walk your home together, capture every repair, idea, and "someday" project, and deliver a simple written plan to tackle punch lists, maintenance, and bigger projects in phases. We also schedule your first high-impact win right away so you see real progress fast. It is a low-stress way to get unstuck and see how we work before you commit to larger projects.

It depends on the season and project size. Simple handyman work is often scheduled sooner than larger projects such as saunas, decks, or ADUs. The best way to find out is to reach out and share a few details about your project and timing.

Your work is done by Urban Elements directly. If a licensed specialist is needed for a specific plumbing or electrical task, we coordinate that work and let you know who will be on site. You always know who is coming and when.

Yes. We can mount TVs, set up streaming and sound, install common smart-home devices such as smart locks and video doorbells, and assist with basic Wi-Fi issues related to layout or construction changes. For highly specialized systems or networking, we'll let you know if a dedicated installer is a better fit.

We protect your home as we work, keep tools organized, and clean up before we leave so spaces are ready to use. We respect your time and your space on every visit.

A Whole-House Maintenance Plan is a scheduled maintenance relationship for homeowners who want one reliable team to keep the house in shape all year, without starting from scratch on every job. Plans range from two visits per year (Essentials) to quarterly visits (Standard) to monthly touchpoints (Sanctuary). Details and pricing can be tailored to your house and needs.
